It was in the market for a little less than 1 month and Brian found a CASH purchaser who bought it for 1,850,000 based on a 1.9 asking price. Brian coordinated showings to lessen the inconvenience to the tenants and maximize the seller's market value. 

240 East 76 street apt 2N This one bedroom condo located in the Eastmore, a doorman building near 2nd avenue was about 760 sqft and in good condition. Brian and Lila Maron marketed this property together and coordinated with a tenant and managed to overcome the negative view of the schoolyard and get it sold to one of two interested parties who made bids at the same time. Sold for $610,000 thanks in large part to the attorney that Brian and Lila recommended to their client who help to keep the deal together in spite of some last minute challenges by the other side. 311 East 11 street Unit 3A Brian represented the buyer who was referred to him. This well located apartment is right in the middle of the East Village near everything. After losing out on one bidding war, this lovely 2 bedroom condo was purchased and a lease back was arranged with the previous owner. This transaction moved very smoothly from initial visit to closing. 

400 Central Park west apt 6s Brian represented himself and the buyer in this transaction. The property was in the market for about 1 week and the interest was high as judged by the attendance at the open house. The buyer came in and was willing to purchase CASH and pay over the asking price. Closed within 5 weeks of being listed.

215 W 105 street apt 3F Brian represented the seller of this 1 bedroom coop on the Upper West side. The property went to contract for almost full asking price to a CASH purchaser. A reasonably fast process with the board and closing was achieved within 3 months of listing.
